Evaluating a Floor Plan
There are many aspects to what makes a home flow and what does not. It is important to look at the flow of traffic, privacy concerning windows and doors, and the placement of certain things like powder rooms or laundry rooms. Today we will be looking at this floor plan and evaluating some of its positive and negative features.
Positive features:
-Master bedroom and other bedrooms are at opposite ends of the house
-At least 2 full baths for 3 bedroom home
-Powder room for guests
-Kitchen accessible from garage
-Corridor separates private zone from social zone with bedrooms 2 and 3
-Master bedroom and bathroom are adequate size
-Garage opens from side of the house
-Direct view of living room from kitchen for entertaining or watching kids
-Dishwasher is near the sink
-Laundry room has ample space
-Bedrooms are adequate size
-Pantry storage is accessible to kitchen
-No doors in living room lead directly to private zone
-Living room is adequate size and has gas log fireplace focal point
Negative features:
-Direct view to kitchen from the front doors
-Work triangle is too large
-Door from garage is blocking pantry door
-No formal entryway
-No coat closet
-No window in bathroom 2
-Traffic goes through work triangle
-One has to pass through work zone to get to pow
